The four questions

These are the questions that always come up, in the order the purchase happens. Four of the phase 1 buyers are Spanish, and they have already been through this.

    The CPF

    A CPF is mandatory for any property purchase in Brazil. A non-resident foreigner can apply through the Receita Federal website or at a Brazilian consulate abroad.

    How the money comes in

    The money comes in through a foreign exchange contract at an authorized bank, declaring the transaction as a property purchase. That contract is what proves the money came in through regular channels, and it is what allows sending it back when you sell.

    What the registry office asks for

    The notary asks for a passport, a birth or marriage certificate, proof of address in your home country and the power of attorney, with sworn translations. You can sign without coming to Brazil, through a public power of attorney drawn up abroad with a Hague apostille.

    How it is reported

    This is the only one of the four whose general rule the site does not publish yet. What is already written is the money going out: without the foreign exchange contract from the way in, sending it back can be blocked. What you declare to the tax authorities, here and in your home country, the team answers.
