The questions that always come up, in the order they usually come up. The answers come from what the site already publishes, from the distances we measured and from Brazilian law on property purchases by foreigners.

The project

How many units does Caju Paradise have?

28 in total, in three phases. Phase 1 has 4 units and is sold. Phase 2 has 8. Phase 3 has 16, with 8 on each side.

What else does the project have?

A shared pool, a SPA with a massage room, a pilates room, a barbecue area with a bar and a kitesurfing area with an outdoor shower.

The loft

How big is the loft?

60,53 m² of usable area and 64,40 m² of total area. The rooms are on the floor plan on the development page: en-suite bedroom, bathroom, open kitchen, hallway and balcony.

How many bedrooms does it have?

A single layout, with one en-suite bedroom, an open kitchen, a hallway and a balcony.

Is the pool part of the unit?

No. It is a shared pool that runs in front of the units, with a wooden deck. Every balcony faces it.

Buying

How much does a unit cost?

The unit price is R$ 459.000. Buyers who come in now, in phase 2, pay R$ 390.000.

How is it paid?

With a 10% deposit. The balance is financed directly with the developer.

When is delivery?

Delivery is expected in January 2028.

Where exactly is it?

Cajueiro Boulevard gated community, BR-101 Km 3, Touros, Rio Grande do Norte, postal code 59584-000, Brazil.

How far is it from Natal airport?

91,1 km by road, about 1 h 9 min by car.

And from São Miguel do Gostoso?

17,4 km by road, about 23 min by car.

What is the wind like in the region?

It blows from 18 to 28 knots for almost eight months a year. It is what brought kitesurfing here and what keeps the season long.

Buyers from outside Brazil

Can a foreigner buy property in Brazil?

Yes. Urban property does not require residence in Brazil. The restrictions in law 5.709/1971 apply to rural property, which is not the case here.

Is a CPF needed?

Yes, a CPF is mandatory for any property purchase in Brazil. A non-resident foreigner can apply through the Receita Federal website or at a Brazilian consulate abroad.

Do I have to come to Brazil to sign?

Not necessarily. It can be done through a public power of attorney drawn up abroad, with a Hague apostille and a sworn translation into Portuguese.

Which documents need a sworn translation?

Passport, birth or marriage certificate, proof of address in the home country, and the power of attorney. The translation has to be done by a registered public translator.

How does the money enter Brazil?

Through a foreign exchange contract at an authorized bank, declaring the transaction as a property purchase. The notary asks for that contract before drawing up the deed, because it proves the money came in through regular channels.

Why does the foreign exchange contract matter so much?

Because it is what allows the money to leave Brazil later. When selling, without the exchange contract for the money that came in and the matching registration, sending it back can be blocked.

After delivery

Can I rent the unit out afterwards?

Once the unit is yours, you decide whether to put it into the project's rental operation. It is the owner's choice, handled separately, after delivery.
